We talk a lot about how great property all risk insurance is. And it is! It is the widest cover you can buy. It covers fire, theft, floods, and accidents. But we also believe in being 100% honest. No insurance covers everything in the world. There are always “Exclusions.” At CoverB, we want you to know exactly what is NOT covered so you never have a bad surprise.
Exclusion 1: Wear and Tear
Insurance is for “Sudden and Accidental” events. It is not for things that just get old. If your carpet gets thin after 10 years of walking on it, that is not an insurance claim. If your paint peels because of the sun, that is just maintenance. Property all risk insurance coverage is like an umbrella for a storm—it’s not there to fix the umbrella when it gets old and dusty.
Exclusion 2: Lack of Maintenance
This is a big one in Dubai. If your AC leaks because you haven’t cleaned the filters in three years, the insurance company might say “No.” They expect you to take “Reasonable Care” of your home. If a pipe was rusty and dripping for months and you did nothing, they may not pay for the water damage. At CoverB, we always tell our clients: “Insurance is your backup, but maintenance is your job.”
Exclusion 3: Intentional Damage
This sounds obvious, but it is important. If you break your own window on purpose, you cannot claim it. Insurance only covers things that happen “By Chance.” Also, if someone who lives with you (like a family member) causes damage on purpose, it is usually excluded. The goal of property all risk insurance is to protect you from the world, not from your own choices!
Exclusion 4: War and Terrorism
Most standard policies in every country exclude war and major acts of terrorism. These are considered “Extraordinary Risks.” While Dubai is very peaceful, these clauses are still in the fine print of almost every property all risk insurance coverage. If you feel you need this specific cover, you usually have to buy a special “Add-on.”
Exclusion 5: Gradual Problems (Mold and Rot)
If a pipe bursts today, you are covered. But if a tiny leak behind a wall causes mold to grow over six months, that might be excluded. This is because the damage was “Gradual,” not “Sudden.” This is why we tell our customers to check their walls for damp spots regularly. If you catch it early, it is a small fix. If you wait, it might become an excluded problem.
